Apnaghar’s construction blueprints are clear, concise and detailed. All the blueprints are designed & drafted by Apnaghar’s professional team of architects and civil engineers. Each plan is designed to meet nationally recognized building codes. Each set may include the following elements:

  1. Floor Plans : Gives you the overview of Bedroom, kitchen, living room, drawing room, etc
  2. Front Elevations (2-D) – show the front, rear and sides of the house, including exterior materials, details and measurements.
  3. 3d- Perspective View- Show an imaginative look of designed home.
  4. Detailed Floor Plans with furniture Layout - Show the placement of interior walls and the dimensions for rooms, doors, windows, stairways, furniture etc. of each level of the house.
  5. Cross Sections - Show details of the house as though it were cut in slices from the roof to the foundation. The cross sections detail the construction of the home, insulation, flooring and roofing.
  6. Foundation Plans - Deliver drawings for a full, partial or daylight basement and/or crawlspace.
  7. Details Drawings of Doors, windows, Toilets and Kitchen - Show detail structure of kitchen & Toilet placement. Also shoe the detail placement of doors & windows
  8. Structural Design (Complete Set) - Deliver complete set of architectural drawing drafted by civil engineers. It includes Beam Details,Foundation Details, Foundation Plan, General Arrangement Of Beams, Reinforcement Detail at each Floor.
  9. Roof Plans - Provide the layout of rafters, dormers, gables and other elements including clerestory windows and skylights.
  10. Stair Case Detail Drawing- Show the right placement of stairs i.e. either internal or external or both.
  11. Electrical Layouts - Show the suggested locations for switches, fixtures and outlets (not included in JD plans).
  12. Plumbing Drawing - Show the water connections and drainage systems.
  13. BOQ - Average cost of project.
  14. General Specifications – Provide instructions and information of structural specifications, excavating and grading, masonry and concrete work, carpentry and wood specifications, thermal and moisture protection and specifications about drywall, tile, flooring, glazing, caulking and sealants.

The dictionary definition of modern house plan is: “Just now. Relating to, or characteristic of the present.” Apnaghar’s definition: A modern  House Plan  for today’s House owner providing the latest in cost effective, energy efficient, comfortable, healthy, green, sustainable technology.

Besides energy efficiency, there are other key elements unique to all of our House designs. Affordable means just that. Starting the first year, properly chosen features should return more in energy savings than they will cost you annually. Style is enhanced through the utilization of open house designs, solariums, earth berming, and low maintenance exteriors. Protecting against rising energy prices adds to your security and your House’s future value.
Our ongoing commitment is to research and evaluating new products and construction techniques, incorporating those we find to be of true value into each new House design.

The days of bragging about how big of a House you own we think is over. Incorporating efficient use of space within a House Plan comes with years of experience. The less square footage needed, the less construction cost and less heat loss.

Apnaghar strives to make the best use of space in their designs by:
·         Creating an open floor plan design (eliminating as many walls as possible).
·         Developing traffic patterns to reduce the need for hall area.
·         Obtain multiple uses of space where appropriate (more than one function per area).
·         Use radius walls to improve traffic flow and create a larger appearance.
·         Use the interior volume by not wasting available space.
·         Sculpture the interior by building in furniture, lighting, etc.
·         Choose a well insulated exterior wall system that does not eat up interior space due to its excessive thickness.
House Plan is also a major concern for a good, energy efficient, modern House design. Our goal is to design an attractive House Plan with the least amount of exterior surface area without sacrificing good aesthetic appeal.

The shape of a House Plan can play a considerable role in how energy efficient it is. A more compact, open-design concept can maximize interior space use, while reducing exterior wall surface area.

When we reduce the surface area, we reduce heat transfer. Shapes that achieve good ratios of surface area to volume are more energy efficient.

Most Apnaghar House Plan are developed to maximize the positive effects of solar radiation upon the building. Room locations are chosen to attempt matching the occupancy time with the sun’s location (i.e. breakfast nook to the east for morning sun).
The actual location of your House on your building site should be made with respect to the openness and availability of sunshine, as this is one of the most important decisions you will make about your House.
In areas where heating is a primary concern, the use of the low winter sun’s energy is very effective. Remember that the natural vegetation and landscape are important to the site. At their best, trees can be very effective windbreaks during the winter, as well as providing shade in the summer.
