Apnaghar’s construction blueprints are clear, concise and detailed. All the blueprints are designed & drafted by Apnaghar’s professional team of architects and civil engineers. Each plan is designed to meet nationally recognized building codes. Each set may include the following elements:

  1. Floor Plans : Gives you the overview of Bedroom, kitchen, living room, drawing room, etc
  2. Front Elevations (2-D) – show the front, rear and sides of the house, including exterior materials, details and measurements.
  3. 3d- Perspective View- Show an imaginative look of designed home.
  4. Detailed Floor Plans with furniture Layout - Show the placement of interior walls and the dimensions for rooms, doors, windows, stairways, furniture etc. of each level of the house.
  5. Cross Sections - Show details of the house as though it were cut in slices from the roof to the foundation. The cross sections detail the construction of the home, insulation, flooring and roofing.
  6. Foundation Plans - Deliver drawings for a full, partial or daylight basement and/or crawlspace.
  7. Details Drawings of Doors, windows, Toilets and Kitchen - Show detail structure of kitchen & Toilet placement. Also shoe the detail placement of doors & windows
  8. Structural Design (Complete Set) - Deliver complete set of architectural drawing drafted by civil engineers. It includes Beam Details,Foundation Details, Foundation Plan, General Arrangement Of Beams, Reinforcement Detail at each Floor.
  9. Roof Plans - Provide the layout of rafters, dormers, gables and other elements including clerestory windows and skylights.
  10. Stair Case Detail Drawing- Show the right placement of stairs i.e. either internal or external or both.
  11. Electrical Layouts - Show the suggested locations for switches, fixtures and outlets (not included in JD plans).
  12. Plumbing Drawing - Show the water connections and drainage systems.
  13. BOQ - Average cost of project.
  14. General Specifications – Provide instructions and information of structural specifications, excavating and grading, masonry and concrete work, carpentry and wood specifications, thermal and moisture protection and specifications about drywall, tile, flooring, glazing, caulking and sealants.

Building a Dream Home - general tips by APNAGHAR



Building a home may be the most important and valuable investment that we make in our lifetime. Most of us build a home once or twice in our life time. We can say we need to take care many issues while designing an architectural designing for our dream home. Apnaghar provides all the necessary architectural drawings and architectural designs to build our dream home. Although we may delegate a number of services to our contractor or engineer, it is still important for us to have the best possible knowledge about the various aspects of the construction process.
If economy is our concern, we can follow these tips to help you save construction costs:
  •        Avoid complicated forms of shapes.
  •    Avoid complex system of level.
  •       Insist on economic structural design.
  •      Provide maximum possible provision for natural light and ventilation.
  •      Ensure efficient placement of utilities like water-supply pipes, power cables etc.
  •     Use fresh, sound and durable building materials.
  •    Engage trained manpower.
  •   Vastu complaints should be applicable wherever required
There are a few additional factors that should be considered during construction of the various rooms of the house:
The entrance is the place to entertain visitors and should be constructed in a visually appealing manner.
For security reasons, the entrance must be constructed in such a way that it provides adequate protection to the house.
The entrance also needs to protect the house against inhospitable weather such as harsh sunlight and excessive rains.
The living room should be located near to the entrance.
The living room should preferably face the lawn, wherever possible.
Tall windows can add a lot of visual appeal to the living room
The Kitchen should be located near to the entrance.
The Kitchen should preferably face the Dining Area.
The Kitchen should be well spaced , attached with store room.
The Kitchen should be properly Ventilated.
The bedroom should be located away from the entrance and living room to ensure privacy.
The bedroom should be connected with a balcony and attached bathroom, wherever possible.
Provide adequate storage facilities in the form of almirahs and cabinets.
The bathroom must have adequate ventilation and natural lighting.
The bath fittings and sanitary fittings must be of a high quality to withstand regular and prolonged use.
The bathroom floor should be 5 cm lower than the other flooring of the house.
The bathroom should be properly Ventilated.
