Modern House Plan concept

Modern House Plan concept : www.apnaghar.co.in
The dictionary definition of modern house plan is: “Just now. Relating to, or characteristic of the present.” Apnaghar’s definition: A modern  House Plan  for today’s House owner providing the latest in cost effective, energy efficient, comfortable, healthy, green, sustainable technology.

Besides energy efficiency, there are other key elements unique to all of our House designs. Affordable means just that. Starting the first year, properly chosen features should return more in energy savings than they will cost you annually. Style is enhanced through the utilization of open house designs, solariums, earth berming, and low maintenance exteriors. Protecting against rising energy prices adds to your security and your House’s future value.
Our ongoing commitment is to research and evaluating new products and construction techniques, incorporating those we find to be of true value into each new House design.

The days of bragging about how big of a House you own we think is over. Incorporating efficient use of space within a House Plan comes with years of experience. The less square footage needed, the less construction cost and less heat loss.

Apnaghar strives to make the best use of space in their designs by:
·         Creating an open floor plan design (eliminating as many walls as possible).
·         Developing traffic patterns to reduce the need for hall area.
·         Obtain multiple uses of space where appropriate (more than one function per area).
·         Use radius walls to improve traffic flow and create a larger appearance.
·         Use the interior volume by not wasting available space.
·         Sculpture the interior by building in furniture, lighting, etc.
·         Choose a well insulated exterior wall system that does not eat up interior space due to its excessive thickness.
House Plan is also a major concern for a good, energy efficient, modern House design. Our goal is to design an attractive House Plan with the least amount of exterior surface area without sacrificing good aesthetic appeal.

The shape of a House Plan can play a considerable role in how energy efficient it is. A more compact, open-design concept can maximize interior space use, while reducing exterior wall surface area.

When we reduce the surface area, we reduce heat transfer. Shapes that achieve good ratios of surface area to volume are more energy efficient.

Most Apnaghar House Plan are developed to maximize the positive effects of solar radiation upon the building. Room locations are chosen to attempt matching the occupancy time with the sun’s location (i.e. breakfast nook to the east for morning sun).
The actual location of your House on your building site should be made with respect to the openness and availability of sunshine, as this is one of the most important decisions you will make about your House.
In areas where heating is a primary concern, the use of the low winter sun’s energy is very effective. Remember that the natural vegetation and landscape are important to the site. At their best, trees can be very effective windbreaks during the winter, as well as providing shade in the summer.

Earth sheltering is a significant benefit if your lot is conducive. Apnaghar--the sun and earth combined for comfort! This is the blending of the Apnaghar House with its site to help achieve a low profile, in addition to providing energy savings.
Smart planning and design leads to improved comfort, better liveability, and money and energy savings. A House Plan that will serve your enjoyment for years to come.

What is Front Elevation : APNAGHAR

Front Elevation plays an important role in building a house. A Front elevation of home should make an appealing visual statement and accurately convey the style of the home. To achieve this, careful attention is paid to every detail of the design; Which is taken care while designing the Home Plan. Apnaghar as a professional company do pays equal importance to front elevation.

House elevations are architectural drawings that show how a home will look from specific angles. Elevations are a key part of the way Apnaghar communicate their designs with clients and the contractors who will build the home. Like all architectural drawings, house elevations are drawn to scale, meaning that the length and thickness of each line directly corresponds with measurements of the finished home.

Parts of House Elevation :

A front elevation is a part of a scenic design. It is a drawing of the scenic element (or the entire set) as seen from the front and has all the measurements written on it. The front elevation of a home plan is a straight-on view of the house as if you were looking at it from a perfectly centred spot on the same plane as the house. Also called an "entry elevation," the front elevation of a home plan shows features such as entry doors, windows, the front porch and any items that protrude from the home, such as side porches or chimneys. However, side walls are not visible at all unless they will be built at an angle that is visible from the centred front view.

Side elevations of a home plan are similar to the front elevations, but are drawn from each side of the home, again in a straight-on view. Architects label these elevations by right and left side, determined as if you were facing the home. Directional notations, such as "Right side elevation (north)" help minimize confusion when interpreting the drawings. Side elevations of a home plan are useful for showing windows and other home features, and they also show the home's depth. The side view of the front and back porches helps contractors visualize porch size in relation to the home. Roof pitch (steepness) is also indicated in side elevations.

Rear Elevations and Notes
Rear elevations of home plan present the back side of the house, with yet another straight-on view. As with the other drawings, notes regarding features that can't be seen from straight-on views may be included on this drawing. Other notes included on elevations may indicate the materials contractors should use for certain areas, such as window or door type, siding materials and exterior insulation.

Another type of side elevation is a split elevation. This is a view of the home's interior, drawn as if the house has been split in half down the middle or other indicated line. Split elevations show details for interior feature heights, floor thickness, wall thickness and stair rise.

A front elevation of home plan is an elevation of a piece of scenery or properties from the front view. It show dimensions and can be drafted or quickly drawn if not to major a piece. A painter's elevation for the front would show the same object, with dimensions, to scale, (preferably 1/2") in color so the scenic artists could paint it. Common Home Plans Mistakes

Most of the, Home plans are built with great anticipation and expectation of being the perfect dream home. However, in many cases, what is greeted with excitement later turns into "I wish I'd.. The fact is, we will never be 100% satisfied with the aspects of our Home Plans aspect. We can make our Home Plan as a perfect home plan by taking our necessary time in the beginning to get familiar with the Plans layout. In this way we can avoid regrettable Home Plans flaws.

Each home plan is viewed different to each homeowner. What may be a perfect layout for us may not work so well for others. That being said, most Home plans are within the broad scope so that it can be used by others also. To ensure our home plan is liveable for our family and has the perfect combination of luxury & Comfort, we need to avoid certain pitfall in selecting the Home Plans. Below are the most common errors and Home Plans mistakes we should avoid.

Home Plans to avoid

Too much distance between the Kitchen and Garage
Having to walk from one end of the Home (the garage) to the opposite end of the Home (the kitchen) doesn't seems good for every family menmbers. The main argument is that you can quickly transfer groceries from the car to the kitchen. It is an old argument, yet a powerful one still. Given the fact that grocery shopping happens once or twice a month on average, you would think that the other 300 plus days out of the year trump that reasoning. Nonetheless, the best solution is to make these rooms adjacent or as close to each other as possible.

Choppy room configuration
Don't create too many Plan sated rooms for specific use. This Plans theory make for bad use of square footage. Consider using fewer rooms and making them larger. The larger rooms can then be use as a dual or multi-purpose room such as a home office and guest bedroom. By Planning in this manner, you make your spaces more flexible for future use.

Master bedroom and entry location
The Master bedroom in any home plan is a place that should retain a degree of privacy from the main living spaces. Too close to the kitchen or family room and your sanitary become an extension of those spaces in the way of noise. Try to keep a buffer between the living spaces and the master bedroom.
Another flaw in the master bedroom Plans is having the entry to the bedroom directly or indirectly off the kitchen, family, or breakfast room. These rooms are a gathering place from family and friends. This almost requires that the door to the master bed remain closed at all times to keep it private.

Tight foyer
The first space people see when entering our home is the foyer. If this space is small and dark, well it's just uninviting. We need to make our foyer a welcoming event. It doesn't have to be oversize just comfortable. Keep the start of your staircase a minimum of 5 feet (6 or more if space allows) from the front door. Make the space large enough to fit a small piece of furniture like a chair or console table.

Using a room as a corridor (hallway)
We see this method use in the old shot-gun Homes where you travel from the front room (usually the family room) through the bedrooms to the back (where the kitchen usually is). In this case, it is virtually unavoidable because the Home is so narrow. Gallery style kitchens are used as corridors in tight Plans configurations also. These examples are the exception and not the rule when using rooms as a hallway.

Placement of Kitchen
Kitchens are one of the most important places in any home plan, because our home ministry or say ladies lead this part. It should be near to Breakfast area or dining area. Because it need to carry lots of utensils and foods.

In the typical home plan today, such examples as stated above would destroy the flow of the home Plans. Corridors or hallways are necessary whether we like to have them or not. They connect the rooms of the home and provide passage. The goal is to minimize hallways as much as possible but not affect the overall function of the home.

Common House Plan Features : Apnaghar House Plan

1. Spacious kitchen with plenty of storage – In any family women especially rules in this area of the home. The floor plan should indicate plenty of counter space to work on. Cabinets are also very important for use in storage. The kitchen Space planning should allow two cooks to work together without feeling congested. Pantry's are also a must. Now a days Placement of Kitchen should be done according to Vstu Shastra.

2. Keeping rooms - This space is desired in larger homes with the available square footage. This room is more of a mid size family room adjoining the kitchen and dining room. For homes with 2 two story grand rooms and large family rooms, the keeping room provides a cozy spot for the family's day to day activities.

3. Master bedroom with a sitting area - The master bedroom has a specific importance in any home plan. Basically Master Bedroom is a place where the master of house stays. The Master Bedroom should have enough space to accommodate a queen or king size bed, Corner tables, Dressing tables, Wardrobes with room to spare. The sitting area is a bonus within the master retreat allowing a space for at minimum a couple of chairs and an end table. A more elaborate sitting room has a fireplace with shelving and place for a television. This provides a luxury style to any Home Plan.

4. Master bath or Toilet - Must have separate vanity's, bath tub, wash basin and shower, design to be open and bright with plenty of natural light. If the budget allows, a his and hers bath is an excellent upgrade. It should provide dual vanities, dual water closets, a shower for him with access for her and a tub for her. Stylish bathroom fittings and accessories will provide add-on luxury and comfort. It also increase the style and beauty of Master Bedroom.

5. Nice Closet - Especially for the woman of the house, a nice closet is always a added feature in any home plan. Separate closets are much more desirable. In addition, upgrading the closets with a closet organizing system is truly a good investment.

6. Bedroom on the main floor (Mostly applicable in 2 story or duplex home plan) - If the master is on the main floor, this is fine. A guest bed in addition to the master on the main is even better. However, if all bedrooms are on the second floor, adding a guest bed on the main floor is a wise choice. It can serve multiple needs in addition to lodging for overnight guest. Other uses could be a library or home office.

7. Mudroom or Laundry – Mudroom or Laundry are one of the most requested features in any home plan. It Provides the homeowner a place to use as a buffer between the outdoors and the home interior. The mudroom or laundry serves as a docking area to drop off keys, jackets & coats, dirty shoes, umbrellas, and other nic-nak items without dragging these things into the main part of the home.

8. Bonus room - If the floor plan design allows for this, by all means, include this space. It can also be created as utility room, study room, rest room etc. Bonus rooms are the wildcard's, giving homeowners the ability to personalize this room to their liking, starting from a clean slate.

9. Covered entrance - More and more homeowners are trending towards some sort of covered porch or covered stoop to provide shelter from weather conditions at the homes main entrance. Most come to this conclusion after living in a home that lacked this featured.

10. Storage – Store room could be placed with kitchen, with Bedrooms, with utility or on terrace.
Combining the above home plan ideas in addition to the normal plan features (i.e. bedrooms, living, dining, family or keeping room), will gives us best value for our money.
